#2 100% UDS

Akshaya promises conveyance of 100% UDS for all projects. This means that UDS is divided among all the residents. Akshaya will not retain any part of the property.

#3 DETAILED AREA STATEMENTS

Akshaya is the first Real Estate Developer to provide detailed area statement conveying carpet-area, built-up area, common area, amenities area and an overview of the entire project without skipping any details.

#4 UNIFORM AGREEMENT CLAUSES

Any contract between the developer and purchaser contains similar clauses for everyone in a particular complex. No individual is especially vested with exclusive rights or preference, under any circumstance. Akshaya treats all buyers equally.

#5 LAUNCH ONLY AFTER APPROVALS

All 160 projects built by Akshaya over the past 24 years have all been prelaunched only after requisite approvals are in place. So there is no room for error.

#6 TERRACE RIGHTS

Title to the terrace area on the top floor in an apartment complex must be unambiguous to the buyers. The common right to use the terrace should be expressly conveyed in the Builders Agreement of all purchasers. This not only ensures that the purchasers get adequate freedom to use the terrace area but also safeguards against unauthorised construction in future and misuse. Akshaya ensures all owners have equal terrace rights.

#7 OPEN CAR PARK IS FREE, ALWAYS

Akshaya never sells open car parks. Under the concept of UDS of land, no portion of land can be demarcated. Moreover, it is not fair to offer it for a price as it is tantamount to selling the same area twice.

#8 SOIL & WATER TESTS

It is prudent to have soil and water tests conducted before commencement of design and construction of a building. The structural design of the foundation / structure should factor in the nature of soil. Similarly, a water test certifies the quality of water in the water table and its suitability for construction. The water test also indicates whether the water is potable and suited for consumption. Getting into finer details is what makes the difference. Because some things can’t just be tried, but have to be tested.

#9 PRACTISING NORMS EVEN BEFORE THEY WERE NORMS

Akshaya has been following stringent adherence to norms for the past 25 years, long before they came to be known as norms like the Real Estate Regulation Act (RERA). #10 NUMBER OF HOMES PER FLOOR

We are very particular about keeping the number of homes per floor to a minimum. This gives you the feeling of living in an apartment complex, yet living an independent and private life.

#11 NO HOMES FACING ELEVATORS OR STAIRCASES

Apartments having lifts or staircases facing the entrance make the place noisy and gives direct view into the homes. No home is designed in such a way that it faces the elevator or staircase. Your privacy is our utmost concern.

#12 NO OR MINIMUM COMMON WALLS

Common wall lets in sounds from adjacent apartments and compromises your privacy and more common walls only make it worse. There are no or minimum common walls between homes to ensure absolute privacy.

#13 PRIVACY BETWEEN TWO HOMES

Having doors opposite each other without a considerable distance between the two homes will invade your privacy. Homes at Akshaya either don’t face each other or have at least considerable distance between them to ensure absolute privacy.

#14 DIFFERENTLY ABLED / ELDER FRIENDLY FEATURES ACROSS PROJECTS

Akshaya cares for the differently-abled and elderly and believes every place should be easily accessible for them. Slopes in stilt area, braille signs & audio announcements in elevators, differently abled-friendly toilets in ground floor and no sharp edges in common areas are some thoughtful features in all Akshaya projects.

#15 DENSITY OF HOMES - TOTAL LAND EXTENT IN SQFT / TOTAL UNITS

All Akshaya projects have been thoughtfully crafted with ample space. There is only one home for every 350 sqft. Elsewhere, there is one home for as low as every 50 sqft. This makes the whole space feel really congested.

#16 DOUBLE PLASTERED WALLS

All our projects have double plastered external walls to avoid seepage. This will also ensure that the finish is smooth and symmetric.

#17 AC COPPER PIPING AND SERVICE PLATFORM

In order to avoid breaking of walls for fixing air conditioners and better access for servicing the same, copper piping and service platform are provided in living rooms & bedrooms.

#18 PIPED GAS SUPPLY

As a social responsibility initiative in avoiding transportation of cylinders to each apartment (wasting fuel for transportation), apartments are provided with piped gas facility in certain projects where it is feasible.

#19 GARBAGE CHUTES

In certain projects, Akshaya provides garbage chutes in every floor. This means lesser usage of lifts, thereby saving maintenance and electricity charges. #26 INDEMNIFICATION FOR TITLE DEFECTS

A definitive clause in the Sale Agreement states that said property is free from any encumbrance whatsoever and is not the subject matter of any Court Attachment, pending litigation and mortgage. It is also categorically stated in the agreement that Akshaya indemnifies customers from any defects in title. Responsible collection of rainwater saves water and helps the environment. All Akshaya projects are designed in such a way that there is absolute conservation of water - no water from outside the premises comes in, and no water from inside goes out.

#29 RECYCLED WATER FOR LANDSCAPING AND TOILETS

Judicious use of water goes a long way in a better tomorrow. In any household, the most wastage/usage of water is flush water. Akshaya ensures that in all its projects, recycled STP water is used in each flush of each toilet of each apartment. Recycled water is used for watering plants as well.
