TALES FROM AKSHAYA - CHAPTER 44

LOCATION, LOCATION, LOCATION. In real estate, it’s all about the location. When we pick a location for a project, we have to be aware of how that area will develop in the near future and how the district will grow as a subset of the economy. But at Akshaya, we go one step further and figure how our project can benefit the immediate neighbourhood and the surrounding locality. That’s why we do a lot of groundwork, quite literally, from soil and water tests before we break ground to ensuring world-class water harvesting systems that help replenish the water table for the entire area. We make sure our project will only add to the value of the locality. As a brand, an Akshaya home by default helps the area appreciate in value by virtue of being built there. But what is more is, the project becomes a landmark in a couple of years, by the time it is completed. And this is by thinking.

Being a pioneer in finding opportunities much ahead of time, Akshaya tapped into locations like Kovur, Kelambakkam, Padur, Thaiyur, Thiruporur years before they became hubs for residential developments. And finding opportune locations is just the beginning. From the facade, to the facilities, the amenities, the home density, whether it should be a mixed development with commercial and residential, or just residential or purely commercial, or as well-developed plots... we do a deep-dive into the opportunities that locality has, create our own projections of how it will grow in the future and then take a calculated decision on what kind of development it should be. Take OMR for example.

2006 was when we set foot in OMR. 2006. When we launched Adair (in picture above), OMR was still a nondescript road, dotted with a few colleges of repute. Residences were far and between. As the saying goes, real estate is all about location, location and location. And good roads are what make a location. Akshaya was one of the earliest developers to discover the potential OMR had. Adair in fact was the first multi-storeyed gated community after Sholinganallur. To build confidence in sceptical investors and end-users, we made the bold move of shifting our corporate office from Adyar to Kandanchavadi, way back in 2005. The power of foresight, some call it.

Today, we have 21 projects on OMR, across every sub-vertical - residential gated communities, luxury homes, villas, commercial buildings and a plotted development as well. In OMR Kazhipattur, six of our projects are in 200 meters of each other - three gated communities comprising 600 homes, two commercial projects with Grade-A office spaces and one uber-luxury project - all creating a unique Akshaya Satellite Township, located walking distance from premier institutions like Hindustan University, Anand Engineering College and Chettinad Hospital.

At Akshaya, we also focus on artistic sensibilities of design to make every project unique. Buildings need to look aesthetically beautiful, period. Take for example, Akshaya Republic in Kovur, near Porur. An homage to classical colonial architecture, Republic is a walk through the history of design. While the facade of Republic is an artistic expression of the past, the design of the building is with the future in mind.
